   Who are we?  
 
THE BOND CO. is a mortgage origination agency registered with NAMO (National Assoiciation of Mortgage Originators), and is further affiliated with SAMO (South African Mortgage Originators) who are based in the Western Cape.

Mortgage origination is a relatively new concept in South Africa, but has been in practice internationally for some years, and fulfills an important function in facilitating property finance for home buyers through the various banks. In a competitive market where there’s an ever-increasing number of products available, we are able to assess your requirements, establish your buying power, and provide you with all the options.

 

 
   What do we do  
 
Directly linked via electronic submission software to the home loan division of each of the four major banks namely ABSA, STANDARD BANK, FNB and NEDBANK, THE BOND CO. is able to provide a one-stop service, encompassing all aspects of property finance, including pre-approvals, upfront affordability assessments, sourcing of interest rates, as well as bond applications for new loans or further / 2nd bonds.

Assistance is offered in assessing which bank and particular package may be best suited to the clients’ requirements as well as calculations of transfer costs, legal fees and monthly repayments.


 
   How does it work?  
 
A brief questionnaire is completed by the client, and can either be done in a face to face consultation, telephonically or online via our website.

This information enables us to submit an online application on behalf of the client directly to the home loan credit division of each bank. Once each bank has issued an approval in principal (which means the client is approved, normally subject to valuation of the property), the client then has the opportunity to choose which bank he or she wishes to accept. Once accepted, the chosen bank will then instruct their appointed valuer to inspect the property after which a final letter of grant is issued.

Prior to submission of an application, we are also able to offer an interest rates source, whereby we request an upfront interest rate offer from each bank.


 
   How do we offer FREE registrations?  
 


Conventional mortgage originators are largely dependant on estate agents to provide a source of business, and usually pay a referral commission when a client is referred to them by an Estate Agent.

That's where we differ.

We deal directly with you, and have chosen to rather invest this commission in our client by covering the cost of the bond registration.
